First Time Homebuyers' Loan Programs
We're here to help make that first big step into homeownership a little easier. Participants are encouraged to enroll in a special one-session workshop within the area to learn more about the process of buying, financing, and owning a home, the importance of good credit, developing and sticking to a savings and budget plan, and more. Upon completion, you'll receive a certificate for a reduction in closing costs when you finance your home purchase with WGSB, and we'll help you choose a loan product that's just right for your needs and budget.
Energy Efficient Mortgage
WGSB’s Energy Efficient Mortgage (EEM) provides homeowners’ a more affordable mortgage, while helping them to create a more affordable, energy efficient home to live in.
A key component of the EEM is the Home Energy Rating System (HERS) report. Similar to the miles per gallon rating of a car, a HERS report provides an overall score of the current energy efficiency of a house based on ENERGY STAR® guidelines, and provides recommended cost-effective energy upgrades, an estimate of costs to make the upgrades, improved rating score after the installation of the recommended upgrades, and estimated annual total energy costs for the existing home before and after upgrades.
An ENERGY STAR qualified home meets strict guidelines for energy efficiency set by the U.S. Environmental Protection Agency and the U.S. Department of Energy. These homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code, and include additional energy-saving features that typically make them 20–30% more efficient than standard homes.
An EEM is available for the:
- Purchase of an ENERGY STAR qualified home
- Purchase of a non-energy efficient home, with financing to create an energy efficient home
- Refinance of an existing home to make energy efficient improvements
Benefits to the Borrower with an EEM:
- Discount of .25% off the loan rate for a home that qualifies as energy efficient. Any fixed rate or adjustable rate portfolio mortgage product may be used for EEM.
- Up to a $400.00 credit at closing to offset the HERS report expense
- 95% maximum loan to value
